How to Earn Passive Income from Property in Noida and Ghaziabad: 2026 Guide

Ask ten homebuyers in Noida why they’re buying a second flat and at least half will give you the same answer: they want the rent to work for them. A monthly credit that pays the EMI today and becomes extra income once the loan is gone.

That’s a sensible goal. Noida and Ghaziabad have deep tenant demand, steadily rising rents and some of the strongest price growth in the country. But earning reliable passive income from property in Noida takes more than buying the first flat that fits your budget. Location, configuration, possession status and running costs decide whether the rent actually reaches your pocket.

We’ve been building homes across Noida, Ghaziabad and Greater Noida since 2005, and we’ve watched thousands of buyers rent out their flats. Here’s what we’ve learned, laid out plainly.

In short: Passive income from property in Noida comes mainly from renting out ready-to-move 2 and 3 BHK flats near job hubs and metro lines. Average residential rental yield in Noida reached 3.9% in Q2 2026 (ANAROCK), up from 3.2% in 2019, while prices rose 125% over the same period. Net yield after maintenance, vacancy and repairs is usually around 1 percentage point lower than the gross figure. Commercial property and REITs can add higher or more hands-off income alongside.

Why Noida and Ghaziabad work for rental income in 2026

Three things drive rent in any city: jobs, connectivity and liveable housing stock. Noida and Ghaziabad have all three, and they keep adding more.

The data backs this up. ANAROCK’s study of 11 major markets found Noida’s average residential price rose from ₹4,795 per sq ft in 2019 to ₹10,780 per sq ft in Q2 2026, a 125% jump and the highest of any city studied. Over the same period Noida’s rental yield improved from 3.2% to 3.9%, comfortably ahead of Delhi’s 3.2%.

In plain terms: in Noida, rent covers a meaningful share of your holding cost while the asset itself has grown in value faster than almost anywhere else in India.

Best micro-markets for rental income in Noida and Ghaziabad

Not every sector rents the same way. Here’s how we see the main corridors from a tenant’s point of view.

Micro-marketWho rents hereWhy tenants choose itWhat to watch
Noida Expressway (Sectors 128 to 168)IT professionals, young couplesShort commute to expressway offices, newer high-risesLarge new supply in some sectors; check occupancy in your tower
Central Noida (Sectors 45, 61, 77, 107, 120)Families, senior professionalsEstablished schools, hospitals, markets and metro accessOlder stock in some sectors; prices per sq ft are higher
Siddharth Vihar, NH-24 (Ghaziabad)Delhi and Noida commuters, value-focused familiesLower entry price, NH-24 access, large townshipsSocial infrastructure still filling in around newer projects
Crossings Republik (Ghaziabad)Budget tenants, students, early-career professionalsAffordable rents, NH-24 locationRents are lower, so yields depend on buying at the right price
Raj Nagar Extension (Ghaziabad)Families and Ghaziabad-based workersMature micro-market with steady demandRoad congestion at peak hours; compare commute times

A simple rule we share with buyers: a flat that’s a 20-minute commute from a large office cluster will almost always rent faster than a bigger flat that’s an hour away.

Ways to earn passive income from property in Noida

Rent out a ready-to-move flat

This is the backbone of passive income from property in Noida. Ready-to-move 2 and 3 BHK homes in gated societies rent quickest because they suit the largest tenant group: salaried couples and small families.

Ready-to-move matters more than most people realise. A flat you can hand over to a tenant this month starts earning this month. An under-construction flat earns nothing until possession, and you’ll usually be paying EMI or instalments in the meantime.

Hold an under-construction flat for growth, then rent it

Under-construction projects often come in at a lower price and can appreciate as the project and the area around it mature. That makes them a good long-term play, especially in corridors with upcoming infrastructure. Just plan your cash flow for the construction years, because rent only starts after possession.

Lease a shop or office

Commercial units in Noida’s busy markets and office blocks usually offer higher yields than homes, often quoted in the 6% to 9% range, with longer leases. They need a bigger budget and can sit empty longer between tenants, so they work best as a second property rather than a first.

Let a flat near colleges and offices to a co-living operator

Around Greater Noida’s Knowledge Park and the office clusters in Sector 62, flats leased to professional PG or co-living operators can earn more per square foot. Check your society’s bye-laws first, because many residential societies don’t permit PG use.

Add REITs for completely hands-off income

If you’d like some rental-style income with no tenants at all, listed REITs own office parks and malls and pass most of the rent to unitholders. You can buy a single unit through your demat account. Many of our buyers hold a rental flat for growth and REIT units for quarterly income.

How to work out your real rental yield in Noida

Gross rental yield is the headline. Net rental yield is what you actually keep. Here’s the maths.

Use your total purchase cost for net yield, not just the base price. That includes stamp duty, registration, parking and any preferential location charges. Our cost of ownership tool helps you add these up.

An illustrative example. Suppose your all-in cost for a 3 BHK of 1,600 sq ft in Noida is ₹1.4 crore, and you rent it for ₹45,000 a month.

ItemPer year
Rent (₹45,000 × 12)₹5,40,000
Gross rental yield3.9%
Maintenance, if you pay it (₹3.50 per sq ft per month)₹67,200
Property tax₹8,000
One month empty between tenants₹45,000
Brokerage for a new tenant (every two years, averaged)₹22,500
Repairs and touch-ups₹25,000
What’s left before tax and loan interest₹3,72,300
Net rental yieldabout 2.7%

Example figures only, not a quote for any specific project. Maintenance in Prateek societies typically ranges from ₹2.50 to ₹4.50 per sq ft per month depending on the project, and in many rentals the tenant pays it.

Two quick ways to lift your net yield: agree that the tenant pays monthly maintenance, and sign a longer agreement with a yearly escalation clause so you aren’t paying brokerage and losing a month’s rent every year.

Tax on rental income in 2026: what Noida landlords should know

From 1 April 2026, the Income-tax Act, 2025 replaced the Income-tax Act, 1961. Rent you earn from this date onwards falls under the new law, and 2026-27 is its first “tax year”. Rent earned in FY 2025-26 is still filed under the old Act.

The way rental income is calculated hasn’t changed much:

  1. Take the annual rent received.
  2. Subtract property tax you paid to the local authority.
  3. Subtract a flat 30% standard deduction on what remains. No receipts are needed.
  4. Subtract interest on the home loan for that rented flat.
  5. Add the result to your total income and pay tax at your slab rate.

Some practical points:

Renting out your flat in Uttar Pradesh: the paperwork

A smooth rental starts with clean paperwork. Here’s what we suggest to every owner.

Our checklist for choosing a rental-friendly flat in Noida

  1. Commute: is it within 20 to 30 minutes of a major office cluster?
  2. Metro: how far is the nearest station?
  3. Possession: is it ready to move or close to handover?
  4. RERA: is the project registered on the UP RERA portal, with the correct tower and phase?
  5. Builder record: has the developer delivered past projects on time?
  6. Configuration: 2 and 3 BHK homes have the widest tenant pool.
  7. Real rents: what are similar flats in the same society renting for right now?
  8. Running costs: what’s the maintenance per sq ft, and who pays?
  9. Supply: how many similar flats are being handed over nearby in the next two years?
  10. Resale: would this flat be easy to sell if your plans change?

Financing a rental flat in Noida

Most buyers fund an investment flat with a home loan. In 2026, lenders typically finance 75% to 80% of the agreement value, with rates broadly in the 8.4% to 9.1% range depending on the lender and your credit profile. All major banks and housing finance companies, including SBI, HDFC, ICICI, Axis, LIC HFL and PNB Housing, have approved our projects.

When you plan, compare the expected monthly rent with your EMI. In the early years, rent usually covers part of the EMI rather than all of it. That gap is the real cost of building the asset, and it narrows every year as rents rise and the loan reduces.

Frequently asked questions about passive income from property in Noida

Is buying a flat in Noida good for passive income in 2026?

Yes, for the right flat. Noida’s average rental yield reached 3.9% in Q2 2026 according to ANAROCK, and prices have risen 125% since 2019. A ready-to-move 2 or 3 BHK near offices and metro lines offers both steady rent and long-term growth.

What is the average rental yield in Noida?

ANAROCK puts Noida’s average residential rental yield at 3.9% in Q2 2026, up from 3.2% in 2019. Yields vary by sector, project and configuration, and net yield after costs is usually around 1 percentage point lower.

Which area of Noida is best for rental income?

Sectors along the Noida Expressway suit IT professionals, while central Noida sectors such as 45, 61, 77, 107 and 120 suit families who want established schools, hospitals and metro access. The best choice depends on your budget and the tenant you want to attract.

Is Ghaziabad good for rental income?

Ghaziabad offers a lower entry price than Noida, which can help your yield. Micro-markets like Siddharth Vihar on NH-24, Crossings Republik and Raj Nagar Extension attract Delhi and Noida commuters looking for larger homes at lower rents.

Should I buy a ready-to-move or under-construction flat for rental income?

Choose ready-to-move if you want rental income straight away. Choose under-construction if you’re comfortable waiting for possession in exchange for a lower entry price and growth potential. Many investors hold one of each.

How is rental income taxed under the Income-tax Act, 2025?

Rental income is taxed under “Income from house property”. You subtract property tax paid, then take a flat 30% standard deduction and deduct home loan interest on the rented flat. The balance is taxed at your slab rate.

Who pays maintenance charges, the owner or the tenant?

It depends on your rent agreement. In many Noida societies the tenant pays monthly maintenance while the owner pays property tax and major repairs. Agreeing that the tenant pays maintenance can noticeably improve your net rental yield.

Can NRIs earn rental income from property in Noida?

Yes. NRIs can buy residential property in India and rent it out. Tenants must deduct TDS at 30% plus surcharge and cess from rent paid to an NRI. Rent can be received in an NRO account, and an NRI can apply for a lower TDS certificate if eligible.

How much does it cost to maintain a rented flat in Noida?

Monthly maintenance in Prateek societies ranges from about ₹2.50 to ₹4.50 per sq ft, depending on the project and amenities. Also budget for property tax, occasional repairs and brokerage when tenants change.
